The construction project ”Virginia“ combines various kinds of use such as a hotel, apartments, offices and retail businesses and represents a ”hybrid complex”, a type of construction that is yet hardly found in real estate development. It addresses the subject matters of structure, distribution and urbanity of the HafenCity in an interesting way. This construction introduces a different design into attached building development: The block above the ground floor, which is completely overbuilt, is opening up through narrow breaches in the corner areas.

The design of the Virginia-Hotel, residential and commercial building is a good example for the ”open block“, a type of construction widely applied throughout the HafenCity. The ground plan very elaborately combines the site development and the alignment of the apartments in order to arrange the partially quite narrow openings to the outside in a useful way on the inside. The variation of the facades is determined by the different concepts of use, namely hotel and various types of apartments. Unfortunately, the spatial aspect of the ”open block“ concept can hardly be experienced when looking at it from a pedestrian’s perspective. Due to its mixture of different uses and a suitable spatial-architectural implementation, the construction offers a convincing concept for a compressed urban apartment block amidst the ensemble of buildings of the HafenCity.
